If you had a farm, what would you do with it?

I'm in predicament that's gonna haunt me for a good part of my life, but I'd just like some ideas on what to do about it so it won't be as difficult for me in say, 10 years from now.

Anyhow, about a 2 years ago, my dad purchased 28 acres of un-cultivated farmland not far from the Tennessee/Alabama state border (as in, it's IN the state of Tenn.). Well, now that my dad has come back from overseas, he has more time to devote to remodeling the house that is part of the land agreement. Well, accordingly, about 6-10 acres of that land is for garden and plant growing while the rest of the 22 acres is undescided.

Now, my dad is thinking about turning another portion of it (about 5-6 acres) into a type of local animal refuge/wildlife refuge (because there's a pond on a good portion of the land too) and I'm okay with that idea.

The problem is, after my dad passes (Heaven Forbid!!! crying ), he's going to give the largest remaining portion to me, while the rest is split between my two older brothers and sisters.

WHAT DO I DO WITH IT!? help help help

The only thing I CANNOT do is SELL the land; my dad wants me to keep it in the family as something of an heirloom so that when the time comes, I can give it to my kids and so forth.

I mean, it's not often that an 18 year-old inherits a mass of land and is told what NOT to do with it eek_2 .

So, any ideas from fellow board members? Cuz' I for one am stumped about this! annoyed

So, if I am not wrong you are going to have like 16 acres left for yourself right?. My advise would be to build a soccer court, a big swimming pool, may be a tennis court, a playground room for videogames and stuff like that. You can cultivate some marihuana too, well may be coffee will be more legal, I heard that coffee in the USA is horrible so it will be a great business, I will build a martial arts room with a big dijo….mmmm…..

Build a large fence around the property. Let all the plant life overgrow and turn it into a jungle like place. Capture bums and let them loose into this psudo-jungle. Have others pay you to hunt them.

Now, I'm not too familliar with acre measurements, but I'm sure that it's a large chunk.

If I had that opportunity, I'd do what Shred said. But there's more...

I'd plant some light vegitation and some other suff, bring in some rocks and such. If there's mountains (or if those can be brought in), even better. And where is all of this going?

Just put a fence around it, and charge fools to come onto your property and act like para-military freaks. There's probably gonna be some maintenance costs, insurance too (waivers, maybe?) and the initial cost of purchasing guns for rental- and the cost of ammo, but I'm sure in time you'd make a mad killing.

Was that pun intended? You decide. And I want my idea cut too if this idea flies. :)

Seriously though lemme tell you this. Keep the land. If you don't like animals and such then sell the animals and crap but KEEP the land. As time goes by land is hard to come by cuz it gets so expensive. Everybody in my area is scrambling to get land(including my family). When you get older you'll realize it.

KEEP IT.

Even better idea. Build a giant concrete wall around the place with little paddocks here and there and rent the land to a crazed fat idustrialist who wants to bring back

you aint no kinda man if you don't own any land. keep it, with 16 acres you can raise a decent size cornfield one year, then the next year raise cotton crops in a different patch. divide it into two 8 acre plots and rotate the crops, or go in with your brothers on building one decent size farm.

16? Thats not much if you want to farm any kind of crop. My family owns 80 acres out here and out turkey farm only takes up 20 or so and the 60 left over doesnt leave much room for crops.

16 acres of corn would be a waste of your time in my opinion. If you want to plant something, maybe you should consider something a little more exotic that would bring in more money than corn since it is such a small plot.

Oh yeah. . . out here our 80 acres is the smallest property I know of out of all the farmers I know.

But I AM KEEPING THE LAND. Period. You can't imagine the property value on 28 acres of semi-cultivated farmland in the next 10-25 years...

Though that would be an awful lot of crazy paving to lay down.........

..but you should keep it because as long as you've got a place to live everything's cool. and at least you can grow or raise you own food. Just hope you get the portion with the pond on it. and if it's not too far from the city your living costs will go way down.

Oh boy... Just wait until you start paying property tax... and school tax, every year. I have 30 acres in upstate new york that run me about $2000 a year in taxes alone, my sister has 60 acres next to it, and my parent 15 next to that. It costs a lot, and it isn't doing anything. However, I plan on using it one day... Hopefully for something fun and resort (for me of course) like... hehe, I joke with my friends that I am going to build a private race track (oval) for myself and my Seven... yeah baby!!!
